Terms and Conditions - Venkatesh Laurel

  1. Booking and Payment:

    • Booking of a residence at Venkatesh Laurel requires a non-refundable booking fee.
    • Payment schedules for the purchase of a residence shall be as per the terms agreed upon between the buyer and Venkatesh Buildcon.

  2. Property Ownership:

    • The ownership of the property shall be transferred to the buyer upon the full payment of the agreed-upon purchase price and any other applicable fees.
    • Venkatesh Buildcon reserves the right to terminate the agreement and retain the booking fee if payment obligations are not met by the buyer within the agreed-upon timelines.

  3. Completion and Handover:

    • The completion and handover of the residence shall be subject to the terms outlined in the agreement between the buyer and Venkatesh Buildcon.
    • Any delays in the completion and handover of the residence due to unforeseen circumstances shall not be the responsibility of Venkatesh Buildcon.

  4. Maintenance and Amenities:

    • Venkatesh Buildcon shall provide maintenance services for common areas and amenities within the complex for a specified period post-handover.
    • Any additional maintenance or repair services required within individual residences shall be the responsibility of the respective owners.

  5. Usage and Restrictions:

    • The residence is intended for residential purposes only and shall not be used for any commercial or illegal activities.
    • Any modifications or alterations to the structure or layout of the residence must be approved by Venkatesh Buildcon in writing.

  6. Liability and Indemnity:

    • Venkatesh Buildcon shall not be liable for any damages or losses incurred by the buyer or residents due to factors beyond its control, including but not limited to natural disasters, accidents, or governmental regulations.
    • The buyer agrees to indemnify and hold Venkatesh Buildcon harmless against any claims, liabilities, or expenses arising out of the buyer's breach of the terms and conditions.

  7. Governing Law and Jurisdiction:

    • These terms and conditions shall be governed by and construed in accordance with the laws of India.
    • Any disputes arising out of or in connection with these terms and conditions shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra.

By booking a residence at Venkatesh Laurel, the buyer acknowledges and agrees to abide by the above terms and conditions set forth by Venkatesh Buildcon.
